HB 25-1249 Security Deposits

Effective 2026

HB 25-1168 DOMESTIC VIOLENCE AND ABUSE

Effective 2025

A tenant is not guilty of unlawful nonpayment of rent if caused by or resulted from qualifying violence and the landlord has been notified (police report, protection order, self-attestation, or third-party letter). Mandatory Repayment Plans: Upon notice, landlords must offer a repayment plan within three business days. HB 24-1098 NO-CAUSE EVICTION

Effective 2024

Non-pay – allowed. A landlord may evict without tenant fault only in these situations, and only at the end of the lease term, with strict notice rules: 1)  Demolition or conversion of the property 2) Substantial repairs or reno that require vacancy  Tenants often get a right of first refusal to return 3) Landlord or family member moving in 4) Landlord withdrawing the unit from the rental market to sell 5) Tenant refuses to sign a new lease with reasonable terms 6) Chronic Late  PDF DOWNLOAD
