WHAT WE DO

Nothing is needed upfront. 

  • Our management fees are 10% of the rent collected.
  • You pay $0 in management fees if your property is vacant. We only earn when you do.
  • Our lease admin fee is only $150  when an initial lease is signed. $150 for renewals.
  • 10% one month’s rent for the Showing Agent  / Marketing.
  • Guaranteed NO mark-ups on maintenance.
  • On-hand reserve is $500. This is to pay for vendor services immediately and is returned to you after management has ended

Day To Day Property Management

The following is a list of the tasks property managers commonly perform for owners. You may only need some of these property management services, and the property management companies you interview may offer more or less than what is listed here.

  • Evaluate the property and determine an accurate rental rate
  • Perform detailed documentation of the interior and exterior, including photos
  • Offer recommendations on repairs and cosmetic improvements that maximize monthly rent while providing good ROI.
  • Gather data on local rental rates and work with owners to determine the optimal rate. Rent research will vary, but should include reviewing recently rented comparables by size and type.

Tenant Move-In

  • Draw up a leasing agreement
  • Confirm the move-in date with the tenant
  • Review lease guidelines with the tenant as needed, including rental payment terms and required property care.

Maintenance

  • Ensure all agreements have been properly executed
  • Perform a detailed move-in inspection and have tenants sign a report confirming the property’s condition.
  • Collect the first month’s rent and security deposit

Legal (not an attorney, seek legal advice)

  • Advice in the event of a legal dispute or litigation
  • Refer the owner to a qualified attorney when necessary
  • Understand and comply with the latest local, state, and federal laws governing the renting and maintenance of rental properties.

Financial

  • Provide accounting in the property management services
  • Detailed documentation of expenses via invoices and receipts
  • Maintain all historical records (paid invoices, leases, inspection reports, warranties, etc.)
  • Provide annual reporting, structured for tax purposes, as well as required tax documents, including a 1099 form
  • Advise the owner on relevant tax deductions related to their rental property
  • Provide easy-to-read monthly cash-flow statements that offer a detailed breakdown of income and itemized expenses

Tenant Move Out

  • Inspect the home and fill out a report on the property’s condition when the client moves out
  • Provide the tenant with a copy, along with the cost of any damages beyond wear and tear.
  • Return the balance of the security deposit to the tenant
  • Forward any portion of the owner’s portion of the tenant deposit to the owner or hold in owner reserves for repairs.
  • Clean the home and perform any needed repairs or upgrades
  • Re-key the locks
  • Put the property back on the market for rent

Inspections

  • Perform periodic inspections (inside and outside) on a predefined schedule to identify repair needs, safety hazards, code violations, lease violations, etc.
  • Send the owner periodic reports on the condition of the property

Maintenance, Repairs, and Remodeling

Help to establish a preventative maintenance policy to identify and deal with repair needs

  • Provide a network of licensed, bonded, and fully insured contractors who have been vetted for good pricing and good work that is up to code.
  • Assign jobs to different parties (in-house employees, handymen, and professional contractors) based on who will do the best job for the best price.
  • Maintain outdoor areas when vacant
  • Leaf and snow removal as needed
  • Landscaping as needed
  • Removing trash and debris
  • Maintain and monitor a 24-hour emergency repair hotline
  • Larger renovation or rehab projects, per circumstance.
  • Provide recommendations to maximize the project’s rental income.
  • Prepare preliminary cost estimates
  • Get multiple independent bids for the work if necessary.
